Waterfront around Canyon Lake is not one product. People say waterfront when they mean a view, a community ramp, or a dock in the water. Those three buy different lives and they fail in different ways when the lake drops.
As of August 28, 2026, Canyon Lake sat at 100 percent of conservation capacity on Water Data for Texas, about 909.3 feet. Conservation full is 909.0. The flood pool still runs up toward 943 feet. Full right now does not mean full forever. Buy the lot for a low lake and a full lake, or do not buy it.

Waterfront, water-view, water-access
True waterfront is land that actually meets the water, or a documented right to put a dock there. Water-view is a pretty picture and a walk or a drive to get wet. Water-access is usually a neighborhood ramp, a park, or a shared slip. Listings blur the words. Your survey and the deed do not.
Ask who owns the strip to the water. On a reservoir, that is often not as simple as “the grass in the photo.” Ask whether a dock is permitted, whose permit it is, and what happens to that dock when the lake comes down. A dock in mud is still a dock on paper. It is not the weekend you thought you bought.
Canyon Lake is not the Guadalupe
Canyon Lake is a reservoir with a conservation pool and a flood pool. River frontage on the Guadalupe is a different legal and practical thing: current, flooding, parks, and how you actually get a boat in. If you are choosing between them, start with how you use the water. Skiing and a still cove is one life. Floating a river is another.
New Braunfels and the river towns get used as comps in conversation. They are not the same product. Communities is the map. This page is the water.
What I will not put on this page
I will not invent a median waterfront price or a days-on-market number. If you want a number, we pull comps on a specific address. A full lake photo is not a comp. Facebook is not inventory.
