Acreage here is not a bigger backyard. It is water, waste, access, and what you are allowed to do on the land. A drone shot of oaks and a full Canyon Lake in the distance does not answer any of that.
This page is for hobby tracts through working ranch. It is not a sold-price report. I will not invent an average dollar per acre. Comps are tract by tract: road, well, septic, Ag or wildlife, floodplain, and whether you can actually build.
The questions that matter before the house
Can you drill or is there a well, and what does it actually produce. What is the septic, and is it transferable for how you want to live. Where is the floodplain, not just the pretty creek in the listing photo. Can you get a driveway and utilities without a second mortgage in dirt work. Is there a restriction, an easement, or a neighbor with opinions about your barn.
If the answer is “the seller thinks so,” that is not an answer. Get it in writing or walk.
Ranch vs subdivision
A lot in a gated section with a well-and-septic package is not the same as 20 acres on a caliche road. One has an HOA and a water system. The other has you. People cross-shop them because both say Hill Country. Price them like they are different products, because they are.
Wildlife and Ag exemptions change the tax bill. They also come with rules. Do not buy the exemption. Buy the land, then learn whether the exemption survives.
How this ties to the lake
When Canyon Lake is full, some buyers wander off the water and look at acreage because they got priced out of a dock. That does not make the acreage worth waterfront money. Off-water land still sells on land. See Buying Waterfront Around Canyon Lake and the Canyon Lake market note.
What I will not put on this page
No fake average price. No “acres always appraise at X.” If a listing has been sitting, the market already voted on the number. Ask why.
