Wimberley vs New Braunfels vs Canyon Lake: What Buyers Actually Trade

These three get named in the same sentence like they are flavors of the same town. They are not. You are trading water, commute, tourist weather, and what a comp even means.

I am not going to invent three median prices and call it a market report. If you need a number, we pull it for a specific property. This page is the tradeoff.

Canyon Lake

A reservoir town. Conservation pool, flood pool, docks, and a Facebook comment section that panics whether the lake is low or full. As of August 28, 2026, Water Data for Texas had Canyon Lake at 100 percent of conservation capacity. That changes waterfront photos. It does not make off-water acreage into waterfront.

If the dream is a boat in a still cove, start here. Read Buying Waterfront Around Canyon Lake and the market note.

New Braunfels

River and growth. Guadalupe and Comal, tubing traffic, and a lot more subdivision product than people admit when they say they want Hill Country. River frontage is not a Canyon Lake dock. Current, parks, and flood behavior are different problems.

If you need more daily town and you still want water in the story, this is usually the trade.

Wimberley

Creek, square, and a smaller-town feel people drive from Austin to borrow on weekends. Ranch and subdivision sit closer together here than the brochures suggest. Comps get sloppy when someone compares a creek-view cottage to a fenced tract five minutes out and calls both Wimberley.

If the dream is the square and the hills, not a reservoir, start here.

What a comp means in each place

A Canyon Lake waterfront sale is not a New Braunfels river sale and not a Wimberley creek sale. Using one to price the other is how listings sit. Days on market will tell on you faster than a neighbor’s opinion.

Acreage still lives on its own rules: well, septic, access, what you can build. The town name on the mailbox does not fix a dry well.

How I would choose

Boat and a cove: Canyon Lake, and be honest about waterfront vs view vs access. River town and more inventory: New Braunfels. Square, hills, and a slower main street: Wimberley.

Then we look at a specific property. The town slogan is not the due diligence.
